Director of Property Services
A. SCOPE OF WORK:
The Director is responsible for the coordination of all aspects of mtaintenance and construction of District buildings and property, ensuring a clean, safe and well-maintained learning and working environment at all District locations, and for the supervision, scheduling and evaluation of all staff of the **MEMBERS ONLY**SIGN UP NOW***. Property Services Department, including transportation services, in order to efficiently and effectively achieve this goal.

Supervise and evaluate property services and bus staff.
Recruit new staff, ensuring adequate staffing levels.
Appropriately assign staff to ensure the effective and efficient use of staff.
Oversee and monitor the attendance of property services and bus staff.
Follow appropriate disciplinary process.
Promptly investigate and respond to grievances, adhering to contractual obligations and legal requirements.
Provide staff training, plan orientation and inservice training.
Institute and maintain safe working practices for property services and bus staff.
Respond to and investigate work related injuries reported within the Property Services Department.
Ensure efficient and effective use of the Work Order System and ensure prompt response to requests.
Inspect and maintain all buildings and structures in accordance with all local, state and federal regulations.
Ensure safety standards are followed throughout all District buildings and property.
Oversee all snow events and ensure the effective and safe snow removal throughout the District.
Communicate and advise the Superintendent on weather conditions and the conditions of District building and property to assist the Superintendent's decision about potential school closures.
Oversee projects related to the physical buildings.
Establish and monitor preventive maintenance programs.
Supervise inventory and equipment maintenance and supply and material orders.
Develop and monitor budget expenses, such as but not limited to, overtime, supplies and materials.
Supervise student transportation scheduling, school bus maintenance and compliance with state and federal regulations.
Work in cooperation with District Directors and Principals.
Act as a liaison between the District and any outside contractors needed to resolve specialized problems.
Oversee the
scheduling and providing access for after-hours events with District and outside organizations.
Attend meetings as requested and/or required.
Prepare all reports as requested and/or required.
Performs other duties as required.
REQUIRED QUALIFICATIONS:
Education
Minimum Required: High School diploma or equivalent.
Certification Required: Valid State driver’s license
Certification Preferred: Valid Commercial Drivers’ License, a plus.
Experience:
Minimum Required: A minimum of five (5) years of relevant work experience in the fields of construction, building security and operation, maintenance systems, and energy conservation.
Minimum Preferred: Experience in the field of energy conservation.
A minimum of three (3) years in personnel supervision.
Knowledge, Skills, And Abilities

Working knowledge:
Sufficient familiarity with the subject to know basic principles and terminology and to understand and solve simple problems.
General knowledge:
Sufficient knowledge of a field to perform most work in normal situations. The work calls for comprehension of standard situations and includes knowledge of most of the significant aspects of the subject.
Thorough knowledge:
Advanced knowledge of the subject matter. The work calls for sufficient comprehension of the subject area to solve unusual as well as common work problems, to be able to advise on technical matters and to serve as a resource on the subject for others in the organization.
Comprehensive knowledge
Requires complete mastery and understanding of the subject. This term should be used sparingly and only for unusually exacting or responsible positions required to originate hypotheses, concepts, or approaches.
List Specific Skills And/Or Abilities Required:
Demonstrated pro-active employee management skills.
Familiarity with labor relations and union environments, preferred.
Knowledge of federal, state and local building, construction and public school physical building laws and regulations.
Knowledge of federal, state and local student transportation laws and regulations.
Knowledge of work place safety laws, regulations and practices.
Working English language skills.
Ability communicate effectively and to read and write at an acceptable level.
Must have good interpersonal and human relations skills.
Flexibility and ability to work cooperatively with others, including but not limited to staff, superiors, vendors, contractors and the public.
Self-motivated.
Ability to define and resolve problems.
Demonstrated ability to create, evaluate and monitor processes to ensure the efficient operation of the Property Services Department.
Ability to follow directions, oral and/or written, and complete tasks assigned with little or no supervision; ability to work independently.
Experience developing and managing operating budgets.
Ability to perform the essential physical demands, listed below.
